What goes into a vinyl sunroom in Riverside?
A vinyl sunroom in Riverside closes in your porch or patio with vinyl framing. It can be anything from a screened room to a fully enclosed room with all weather windows, so the space off the back of your house becomes a room you can use.
Most people who call us already have a patio or deck they hardly use. The biggest choice is how much of it you want closed in, heated and cooled, because that moves the price more than anything else. The room's size, whether it needs its own foundation, the roof and the windows come after that. The schedule mostly turns on the size, whether a permit is involved and whether an electrician or a heating and cooling trade has to fit in. If you're mostly after screens and shade, patio enclosures may be closer to what you need. Either way, the written estimate I send after my visit puts your own room on paper.
When is it time to close in your patio?
Patio too hot by noon
The cover gives you shade, but by midday the heat comes in from the sides and nobody sits out there until evening. An open cover usually isn't enough for how you want to use the space, and every summer you wait is another season of a patio you paid for and don't use.
Dust and leaves everywhere
If you sweep the patio and wipe down the furniture, then do it all again a few days later, the wind is blowing it right back in. Closing the patio in keeps that out. Waiting usually means replacing cushions and outdoor furniture sooner than you'd like.
Water inside an old enclosure
If your existing enclosure or screen room gets wet along the floor or the house wall after rain, the seal at the base or where it meets the house has usually failed. Water there can work into the framing and the wall of your house, so have it looked at before the next storm.
How we build a vinyl sunroom
I start with what the room will sit on, because a slab or deck that wasn't built to carry walls is the first thing that lets a room settle and leak. Next we decide how much you want to close in, heat and cool. Insulated windows, walls, floors and roof are much easier to put in while the room is going up, and adding them later can often cost more. Then I show you upright windows next to sloped glass. Upright ones are simpler to seal and insulate, and the general design advice is that sloped glass is more prone to leaks, fogging and breakage, so you can decide whether that look is worth it to you. Once the plan is set, our crew sets the base and seals the floor track and the joint where the room meets your house. Then we frame and glaze the walls, put on the roof and clean up before we leave.
You don't need a patio to start with. If you'd rather add a room off the back of the house where nothing's built yet, that's one of our sunroom additions. If you already know you want the room heated and cooled all year, our page on four season sunrooms goes deeper into the comfort side.
Three season vinyl room
This suits you if you mostly want shade and shelter from bugs, wind and dust in spring and fall, and you don't plan to run heating or cooling out there. It's the simpler, lighter build of the two.
Four season vinyl room
This suits you if you want to sit out there in August and January, or use the room as part of the house. Decide on it at the start if there's any chance you'll want it, because adding insulation later is the costly way to get there.

(951) 394-2905Building a vinyl sunroom in Riverside
Whether your sunroom needs a permit, and which forms it takes, depends on what we're building. Riverside Building & Safety is the city office that processes building permit applications, and its permit counter staff answer questions about the forms. On some projects, the city's Planning Division also reviews the plans against the building and zoning codes. The state's Energy Code sets efficiency requirements for additions and alterations, which is one more reason to settle your insulation level before the plans go in. When a permit is needed, we find out which office covers your address, file the paperwork and meet the inspector on site. I'll tell you what we know and what's still up to the city.
Most of the back yards I look at here already have a concrete patio, often with an older cover over it. A slab poured for patio chairs wasn't always poured to carry walls and a roof, so I check its edges and how it drains before we decide whether the room sits on it or needs new footings. We find the same kind of patios on jobs in Moreno Valley and Corona.

I measure and talk it through
I measure, look over the patio, deck or wall the room will tie into, and ask how you'll use it. Then I send you a written estimate you can read over and ask about before you commit to anything.
We get the permit and build
When you're ready, we handle any permit paperwork the job needs. Then our crew builds the room.
Walk the finished room together
At the end we walk through the room with you, open and close every window and door, and check the seals at the floor and the house wall together. If something isn't right, that's the time to tell us.
Frequently asked questions
What is the difference between a three season and a four season sunroom?
A four season room is fully enclosed, heated and cooled, with all weather windows. A three season room has no heating or cooling and uses uninsulated windows or screens. The real question is how much of the year you want to be out there, and that's the first thing I ask on a visit.
How much does a vinyl sunroom cost in Riverside, CA?
Building a sunroom in Riverside usually costs about $95 to $200 per square foot. That range covers sunrooms in general, not vinyl rooms alone, and it's what the market charges, not our price. Where your room lands depends on the size, foundation, heating and cooling choices covered above.
Is a glass roof a good choice for a sunroom in Riverside?
A glass roof can look beautiful, but an insulated roof holds heat better. The room loses less heat in winter, and the summer sun doesn't overheat it. That's older, general design advice, and with summers here, it's the trade-off I'd weigh hardest. For a room you want to use in July, I'd go with the insulated roof.
What causes a sunroom to leak at the floor?
Floor leaks usually start at the joints of the floor track the walls stand in, when those joints aren't sealed underneath and inside. One sunroom maker's installer training calls that sealing critically important, because a leak there can only be fixed by taking the room apart. Before you sign, ask any installer, including us, how they seal that track.
How do I take care of a vinyl sunroom?
One sunroom maker's guide suggests checking the roof and gutters once a year, keeping the door and window tracks clean, and clearing the small weep holes that let water drain out of the frame. It also suggests pure silicone spray on doors and windows, since oil based lubricants attract dirt.
Can I change my sunroom contract after I sign it in California?
Yes. Under the Contractors State License Board's rules, any change to a home improvement contract has to be in writing, legible and easy to understand. Each change also has to tell you about your right to cancel. If you switch to a four season room after signing, the change gets written up that way.
